These Terms & Conditions govern all bookings and stays arranged through Vacation54, operated by Playa Palmera Villas, LLC, for luxury villa rentals in the Dominican Republic.
By making a reservation through vacation54.com or any affiliated booking channel, you agree to the following terms.

2. Scope of Services
Vacation54 offers short-term and long-term luxury villa rentals, as well as professional concierge and guest services. Vacation54 acts as a marketing and management agency for selected properties and may not be the legal owner of each villa.
All accommodations are provided exclusively for residential and vacation purposes.
3. Bookings & Payment
All bookings require full payment (100%) at the time of reservation.
Payments are processed securely via Stripe using accepted credit or debit cards. A booking is only confirmed once full payment has been successfully received.
Vacation54 reserves the right to cancel any reservation if payment is not completed or if payment authorization fails.
4. Security Deposit
No security deposit is required prior to arrival.
However, guests are fully responsible for any damages, losses, or excessive cleaning costs caused during their stay. Vacation54 reserves the right to charge the guest’s payment method on file for documented damages after check-out.
5. Cancellation Policy
Cancellation policies vary depending on the individual property and booking conditions.
The applicable cancellation policy is displayed during the booking process and confirmed at the time of reservation. By completing a booking, the guest agrees to the specific cancellation terms applicable to that reservation.
No refunds will be granted for early departures, no-shows, or unused nights unless explicitly stated otherwise
6. Check-In & Check-Out
Check-in and check-out times are specified for each property and must be respected unless otherwise agreed in writing.
Early check-in or late check-out requests are subject to availability and may incur additional fees.
7. Guest Requirements & House Rules
• The minimum age of the primary guest must be 18 years.
• The maximum occupancy stated for each property must not be exceeded.
• Parties, events, and gatherings are strictly prohibited.
• Pets are not allowed.
• Smoking is strictly prohibited inside all properties. Smoking is permitted only in designated outdoor areas.
Violation of house rules may result in immediate termination of the stay without refund.
8. Use of Property & Liability
Guests agree to use the property and all facilities responsibly.
The use of swimming pools, jacuzzis, terraces, balconies, beach access, and surrounding areas is at the guest’s own risk. Vacation54 shall not be held liable for accidents, injuries, loss of personal belongings, or damages occurring during the stay.
Guests are responsible for ensuring the safety of children and accompanying persons at all times.
9. Force Majeure
Vacation54 shall not be liable for delays, cancellations, or service limitations caused by events beyond reasonable control, including but not limited to natural disasters, extreme weather conditions, power outages, government actions, or force majeure events.
10. Third-Party Services
Concierge services such as airport transfers, car rentals, excursions, private chefs, or other third-party services are provided by independent providers.
Vacation54 acts solely as an intermediary and assumes no liability for the performance, quality, or conduct of third-party service providers.
11. Governing Law & Jurisdiction
These Terms & Conditions are governed by the laws of the Dominican Republic.
Any disputes arising from bookings, stays, or services provided by Vacation54 shall be subject to the exclusive jurisdiction of the competent courts of the Dominican Republic.
12. Acceptance of Terms
By completing a booking with Vacation54, the guest confirms that they have read, understood, and accepted these Terms & Conditions in full.
